The Fry Family Clinic is a clear example of this approach.

Located in Houston, Texas, this ~6,200 sq. ft. medical office is being developed through an adaptive reuse strategy, transforming a former bank into a fully operational, high-end healthcare facility. What once served as a financial institution is now being reimagined as a modern clinic designed for patient care, efficiency, and long-term value.


A Strategic Decision: Why Adaptive Reuse

The decision to repurpose an existing building was driven by one key factor: location.

Rather than building from the ground up, the project leverages a strategically positioned asset, allowing for faster delivery while maximizing the value of the existing structure. This approach not only accelerates the timeline but also aligns with the client’s priorities—functionality, speed, and a premium patient experience.


Design-Build in Action

Unlike traditional delivery models, Iberica Construction led this project under a design-build approach, integrating both design and construction from the outset.

Engineering Complexity Behind the Scenes

Transforming a bank into a medical clinic presents unique technical challenges.

One of the most significant interventions involved the removal of an existing reinforced concrete vault—an element never intended to be part of a healthcare environment. This required precise planning and execution to ensure structural integrity while enabling the new spatial layout.

Additionally, the integration of modern MEP systems into an existing structure demanded a high level of coordination. To address this, Iberica implemented a BIM-first methodology, allowing our team to identify and resolve potential conflicts before construction, minimizing risks and avoiding costly surprises.


Precision in Every Detail

Beyond structure and systems, achieving a premium result required a deep focus on architectural and interior detailing.

Custom design solutions were developed for millwork, finishes, and key architectural elements, ensuring that the final space reflects the level of quality expected in a high-end medical environment. Every detail was considered to create a space that is both functional and welcoming.
